What Furniture Actually Holds Up in a Rental Property?
Why the sofa that's perfect for your home will fall apart in a vacation rental, and what to buy instead.

Here's a truth most furniture stores won't tell you: residential furniture isn't built for rental use. The sofa that lasts 10 years in your living room might last 10 months in a vacation rental.
Vacation rentals face unique challenges. Different guests every few days, kids jumping on furniture, spilled wine, wet swimsuits on upholstery, your furniture takes a beating that no home environment can match.
Look for commercial-grade or hospitality-grade construction. This means kiln-dried hardwood frames (not particle board), eight-way hand-tied springs, and high-density foam cushions rated for 50,000+ double rubs.
For upholstery, choose performance fabrics like Crypton or Sunbrella. These are stain-resistant, easy to clean, and won't show wear patterns as quickly as standard fabrics.
Tables and case goods should have durable finishes. Wire-brushed or distressed finishes are ideal because they hide scratches naturally. Avoid high-gloss finishes, every scratch and watermark shows.
The investment in quality rental-grade furniture pays for itself. Better furniture means fewer replacements, better reviews, and higher nightly rates.
