New Construction Cabin Furnishing Timeline: When to Order So You Do Not Miss Bookings

A week by week schedule for builders and owners bringing a new Smoky Mountain cabin online, so the furniture lands the week the certificate of occupancy does.

    Getting Started

    Empty cabins do not book

A finished cabin with no furniture earns nothing. Every week between certificate of occupancy and first booking is a week of carrying cost with no revenue against it, and in the Smoky Mountains a peak week is worth several thousand dollars in gross bookings.

The mistake is almost always the same: furniture gets ordered after the build is done. By then you are waiting on lead times instead of overlapping them with construction.

    The working timeline

Count backwards from your target first booking date.

12 weeks out (drywall stage). Lock the floor plan and the sleep count. Sleep count drives nightly rate more than anything else you control, so decide it before you buy a single piece. Walk the rooms and mark what goes where.

10 weeks out. Select the package. This is the point to make the durability calls: solid wood case goods, performance fabric on anything guests sit on, mattresses rated for high turnover. Order anything on extended lead time now.

6 weeks out (paint and trim). Confirm the delivery window against the builder's real schedule, not the optimistic one. If we are furnishing the whole cabin, lock in soft goods now: pillows, quilts, and shams come only as part of a full cabin package.

3 weeks out. Confirm access, driveway grade, and whether the road can take a truck. Steep gravel switchbacks are normal here and they change the crew and equipment we send.

Week of certificate of occupancy. Deliver, place, and style in one visit. Everything comes off the truck and into position the same day.

Two days after install. Photography. Not before. Photos are the single highest leverage asset in the listing, and they need the styling in place.

Day after photos. Listing goes live.

    Why the order matters

Furniture selection is a design decision that constrains construction details. If you know the sectional is 124 inches wide, the electrician puts the outlet where it will not be blocked. If you know where the bunk room beds land, the framer knows where the reading sconces go. Choosing furniture at drywall stage costs nothing extra. Choosing it after paint means compromises.

    What slows projects down

    - Waiting on the CO before ordering anything. Adds the full lead time to the end of the project. - Buying online across five vendors. Five delivery dates, five carriers, five chances of damage, no one to call. - Skipping the walkthrough. Pieces that fit the plan but not the room. - Booking photography before styling. The most common and most expensive sequencing error.

Local delivery is the schedule advantage

Our delivery radius is 150 miles, which means we hold a window instead of quoting a range. For a builder trying to hand off a rental ready property, a held window is the difference between a coordinated install and three weeks of partial deliveries.

We work with builders, owners, and managers on new construction packages across the Smoky Mountains. Bring us in at drywall.
