Best Mattresses for Vacation Rentals: What Survives 200 Nights a Year

Mattress specs that matter in a short term rental, how long each type really lasts under heavy turnover, and why bunk rooms need different math than primary bedrooms.

The one piece of furniture every guest reviews

Guests forgive a dated coffee table. They do not forgive a bad night of sleep, and they say so in writing. Sleep quality is one of the most frequently cited factors in vacation rental reviews, which makes the mattress the highest stakes purchase per dollar in the whole cabin.

    Residential use versus rental use

A mattress in a family home sees roughly 2,900 nights of use over eight years by the same one or two bodies. A mattress in a cabin booking 200 plus nights a year sees a different body weight every three days, plus suitcases, plus kids using the bed as a trampoline.

That changes the spec. What you want is not the softest mattress or the cheapest one. It is edge support, consistent feel across a wide range of body weights, and a cover you can clean.

    What to look for

    - Medium firm, every time. It is the widest comfort range across guest body types. Soft mattresses feel great to the buyer and generate complaints from half of guests. - Reinforced edge support. Guests sit on the edge to put on shoes. Weak perimeters collapse first and make the whole bed look tired. - Hybrid construction. Pocketed coils with a foam comfort layer holds up better under varied load than all foam at the same price. - Encasement, not a pad. A zippered waterproof encasement protects the whole mattress and is the difference between a spill and a replacement. - Warranty that covers commercial use. Many consumer warranties void in rental settings. Read that clause before you buy.

    Realistic replacement cycles

    - Primary bedroom queen or king: 5 to 7 years - Bunk room twins: 3 to 5 years, because they take the roughest use in the house - Sleeper sofa mattress: replace the insert on a 3 year cycle regardless of how it looks

    Sizing for revenue

Sleep count drives nightly rate. In the Smoky Mountains, adding a bunk room can support a meaningfully higher rate, but only if the room reads as intentional rather than crowded. Two twin over full bunks in a properly sized room beats four twins jammed wall to wall, both in photos and in reviews.

Match the mattress size to the room, not to the sleep count you wish you had. See our mattress size pages for dimensions before you commit to a layout.

    Where owners lose money

Buying online is where mattress budgets go wrong. A compressed mattress shipped in a box is convenient for a residential buyer with time to let it expand and a return window they can actually use. In a rental with a Friday check in and a bad mattress, that same convenience is a scramble. Local delivery inside our 150 mile radius means the mattress arrives on a date you picked, in a truck, with a crew that will place it and take away the old one.

    The short answer

Medium firm hybrid, reinforced edges, zippered encasement, commercial use warranty, and a written replacement date on the calendar. Do that and the mattress stops showing up in your reviews.
